As soon as we clarify your unique investment criteria, we can locate in the market the available properties that match your requirements. We will conduct our search through various markets, well known Real Estate Agencies or directly contact a vendor that sells their property more discreetly.' to 'contact an owner that sells directly their property. We will be in touch, by the phone and by email and discuss each of the properties we suggest. Very soon, we can start together our viewings. Viewings
There may be a few or many properties that match your requirements. It is very important to view these properties as early as possible, especially if they are located in ‘sought after’ areas or have a quite alluring asking price, according to our view and experience. Viewings can be arranged at your preferred time and we can see more than once the properties that you will eventually like the most. When you make up your mind on the property that suits you, we can discuss on the official offer we can place and start the negotiations.
Negotiation of terms
Usually, in the UK, the ‘asking’ price of a property (i.e. the price that the seller demands for their property) is just the start price. We can discuss the strategy in our negotiations, according to the special conditions of the market at the time being, how this property suits you (is it your ideal property or even the property of your dreams? Is it a property that you would not mind taking the risk of losing it, while trying buying it at a low price?). We can negotiate your preferred terms with the respective vendor or vendors' representatives and have the property removed from the market and you and your solicitor will be given an exclusive period of grace to ensure a successful exchange of contracts.
Conveyancing
Upon request, we can provide introductions to solicitors, that have been handling our cases successfully. Every step of the way, your purchase will be supervised, with updates provided as a matter of course, until an exchange of contracts and ultimately your successful completion.
Property Renovation
As an after-sales service, we can introduce you to professionals that can advice you on the potential renovation you might decide your property needs. So we can assist you with a list of professionals (architects, builders, electricians etc).
